Welcome to BTO Budget Calculator ("we", "us", "our"). By accessing or using our website and related services (collectively, the "Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, please do not use the Service.

1. Description of Service

BTO Budget Calculator is a financial planning tool designed to help Singapore residents estimate costs related to purchasing an HDB Build-To-Order (BTO) flat. The Service includes a calculator that can be used without login, plus additional planning tools that are free to use after creating an account.

2. Disclaimer — Not Financial Advice

All calculations, estimates, and information provided by the Service are for illustrative and planning purposes only. They do not constitute financial, legal, or investment advice. Always verify figures with official HDB, CPF, and bank sources before making financial decisions. We are not responsible for any losses or decisions made based on outputs of this Service.

3. Eligibility

You must be at least 18 years old to create an account. By creating an account, you represent that all information you provide is accurate and that you have the legal capacity to enter into these Terms.

4. Account Responsibilities

• You are responsible for maintaining the confidentiality of your account credentials.
• You must notify us immediately of any unauthorised use of your account.
• You may not share your account with others or create accounts on behalf of others.

5. Acceptable Use

You agree not to:

• Use the Service for any unlawful purpose or in violation of any applicable law.
• Attempt to gain unauthorised access to other users' data or our systems.
• Submit false, misleading, or abusive content through feedback forms.
• Scrape, reverse-engineer, or commercially exploit any part of the Service without our written permission.

6. Pricing and Access

The Service is currently free to use. The calculator may be accessed without login, while other account-based tools require you to sign in so your saved data can be associated with your account. We may change our access model in the future, but any material change will be reflected on the website before it takes effect.

7. Intellectual Property

All content, code, and design of this Service is owned by us or our licensors. You may not copy, reproduce, or distribute any part of the Service without our written consent.

8. Advertising and Affiliate Disclosure

The Service may include advertising placements, sponsored content, or affiliate links. If you click an affiliate link or complete a qualifying action with a partner, we may earn a commission at no extra cost to you. Sponsored or partner content does not constitute a recommendation that a product is suitable for your circumstances, and you remain responsible for evaluating any third-party offer before acting on it.

9. User Content

By submitting feedback or forum posts, you grant us a non-exclusive, royalty-free licence to display and use that content within the Service. You retain ownership of your content. We reserve the right to remove content that violates these Terms or our community standards.

10. Termination

We may suspend or terminate your account at any time for violation of these Terms, suspected fraudulent activity, or at our sole discretion. You may delete your account at any time from your Profile page.

11. Limitation of Liability

To the maximum extent permitted by applicable law, we shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service, even if we have been advised of the possibility of such damages. If a claim does arise, our total liability shall not exceed the amount you paid to us in the 12 months preceding the claim, or SGD 100 if you have not made any payment to us.

12. Governing Law

These Terms are governed by the laws of the Republic of Singapore. Any disputes shall be subject to the exclusive jurisdiction of the courts of Singapore.

13. Changes to Terms

We may update these Terms from time to time. We will notify you of material changes via email or a prominent notice on the website. Your continued use of the Service after changes constitutes acceptance of the revised Terms.
